Post-Construction Cleanup Of a 120,000 Sq Ft Distribution Warehouse

The Challenge

A regional logistics operator was completing a new 120,000 sq ft distribution warehouse in Orange County. The general contractor needed the entire interior — concrete floors, overhead steel structure, dock doors, and mezzanine level — cleaned and cleared before the racking installation crew arrived. The window: 72 hours.

Construction dust had settled on every horizontal surface. The concrete floors had plaster droppings, paint overspray, and adhesive residue from protective films. The overhead structure had fine drywall dust across beams and purlins.

Any delay to the racking installation would push back the tenant’s move-in by two weeks, with significant contractual penalties for the GC.

Our Approach

Clinical Cleaning mobilized a crew of 14 across two 10-hour shifts. The project required coordinating with the GC’s site supervisor to ensure no active trade work overlapped with the cleaning phases.

Concrete Floor Restoration

• Mechanical sweeping of the full 120,000 sq ft floor plate
• Scrubbing with industrial floor scrubbers to remove paint overspray, adhesive, and heavy soiling
• Final mop with concrete-appropriate pH-neutral cleaner
• Application of concrete densifier/sealer to prepare the floor for ongoing warehouse operations

Overhead and Structural Steel

• High-reach vacuuming of overhead beams, purlins, and decking using telescoping HEPA equipment
• Wipe-down of sprinkler heads and conduit runs
• Clearing of all dock leveler pits and dock door frames

Mezzanine and Office Area

• Full clean of the mezzanine deck (approx. 4,000 sq ft)
• Cleaning of office buildout within the warehouse (partitions, windows, flooring)
• Restroom sanitization

The Result

Clinical Cleaning completed the project in 68 hours — four hours ahead of the GC’s deadline. The racking installation crew moved in on schedule, and the tenant’s move-in date was not affected.

The general contractor’s project manager called out the floor work specifically: the concrete was clean enough that the racking installation crew commented on it. The GC has since engaged Clinical Cleaning for two additional warehouse projects in the region.
