5 Tips for Maintaining Commercial Floors in Florida's Climate

1. Strip and Recoat on a Schedule, Not on Appearance
Many facility managers wait until floors look dull before stripping and recoating. By then, the underlying finish has already degraded and may have allowed moisture penetration. In Central Florida, we recommend:
- High-traffic areas (lobbies, hallways): strip and recoat every 3–4 months
- Moderate-traffic areas (offices, conference rooms): every 6 months
- Low-traffic areas: annually

Humidity enters every time a door opens. Entrance matting systems — not just a single mat — dramatically reduce the moisture and debris tracked onto your floors. A proper system includes:
- Scraper mat outdoors: removes heavy debris
- Wiper/scraper mat at the threshold: removes moisture
- Wiper mat inside: final absorption
Each mat should be at least three times the length of a normal walking stride (typically 12–15 feet of mat system) to be effective.
3. Use pH-Neutral Cleaners for Daily Mopping
Acidic cleaners strip floor finish. Alkaline cleaners leave residue that clouds the surface over time. For daily or routine mopping, always use a pH-neutral cleaner formulated for your floor type. This preserves the finish between professional service cycles.
4. Address Grout Lines Before They Become a Problem
In Florida’s humid environment, grout lines in tile floors are a breeding ground for mold and mildew. Once mold establishes in grout, standard mopping won’t remove it — you need steam cleaning or chemical treatment followed by resealing.
Inspect grout lines quarterly. If you see early discoloration, address it immediately rather than letting it spread.
